Ground rent: FCTA seals FIRS, bank, petrol station

ABUJA — The Federal Capital Territory Administration (FCTA) on Monday sealed an Access Bank branch and a Total petrol station in Zone 6, Wuse, Abuja, over the non-payment of ground rent for 34 years.

According to official records, the Access Bank property is not directly owned by the bank but was allocated to Rana Tahir Furniture Nigeria Limited.

A revocation letter dated March 13, 2025, and signed by the Director of Land Administration, Chijioke Nwankwoeze, stated that the FCT Minister exercised powers under the Land Use Act to revoke the title to Plot No. 2456 in Wuse I, Cadastral Zone A02.

The letter cited persistent failure to pay ground rent as the reason for the action: “The revocation is in view of your continued contravention of the terms and conditions of grant of the Right of Occupancy by failing to pay the annual ground rents due on the property for Thirty-Four (34) years.”

In a similar move, the FCTA also shut down the Federal Inland Revenue Service (FIRS) office in Abuja for related violations.

Authorities say the enforcement is part of a wider clampdown on defaulting property owners in the FCT, following repeated notices and warnings issued since 2023.
